When do I need a New Roof?

There are lots of circumstances where a new roof may be needed but here are the most common occurrences.

1. You can see portions of your roof missing or are folded back after a strong storm. 

Shingle, Wood Shake, and Modified Bitumen (Flat or Rolled Roofing) have specific wind ratings that are set when the shingle is designed and manufactured. These roof systems will degrade overtime and will begin to decrease in their wind resiliency over time. Most shingle roofs are designed to last 30 years under light conditions. Wood Shake Roofs are designed to last about 25 years if they aren't oiled and sealed every 5 years or so but become candidates for wind damage after about 15 years. Modified Bitumen Roofs are designed to last around 20 years and become candidates for wind damage after around 15 Years if they aren't to installed manufacturer specifications. Shingle Roofs in Northern Arizona typically only realistically last 20 years with the weather conditions we receive year after year. With this decreased life span we see that shingle roofs become candidates for possible wind damage around the 15 year old mark. Here's the good news! 2. You had a hail storm that hit your property and the hail was 1/4 inch or larger in size.

Hail damage to your roof  may not be noticeable from the ground but can quickly degrade your roof if it is present. With Shingle and Modified Bitumen Roofs, hail damage will remove the bitumen layer of your roof wherever it strikes. The bitumen layer is what protects the asphalt and fiberglass layers from the sun throughout the life span of your roofing system. Once the Bitumen Layer is removed the roofing system will begin to quickly degrade from the sun and will eventually leave holes in your roof wherever it is present. 3. Your Shingle Or Modified Bitumen (Rolled/Flat)  Roof glistens in the sun.

The glistening you're seeing on your roof is the fiberglass layers of your roof being exposed to the sun. This is a sign of old age in a roofing system. Like with Hail Damage the Bitumen Layer of your roof has degraded off of your shingle or Flat roof and the sun has been directly contacting the asphalt layers of your roofing system. The Bitumen Layer of your roof is what protects your shingle from the sun throughout its lifespan. Once this protective layer is gone your Roof System will quickly degrade and can potentially start causing leaks inside of your home with rain or snow. 4. I can see Small Dents on my Metal Roof.

Those dents you're seeing are caused by hail strikes. Most metal roofs can be damaged by hail 1/4 inch in size or larger. Unfortunately they cannot be repaired and any damaged panel of your metal roofing system will need to be replaced. The dents caused by the hail strikes will damage the protective coating of your metal roof and will begin to retain small amounts of water that will leak through the damaged protective coating and will begin to rust holes into the panels over time. 5. My Roof is Leaking.

Roof Leaks can be caused by many things, such as improper installation, storm damage to your roof, Ice Dams, or old aged roofs. There is no end all be all for handling roof leaks.
